Description

Project Manager is responsible for the end-to-end management, coordination, commercial control, and successful delivery of assigned elevator and vertical transportation projects from contract award through installation, testing & commissioning, turnover, and collection.


The role ensures strict compliance with contractual scope, approved technical specifications, regulatory requirements, safety standards, budget targets, and project timelines.

The Project Manager safeguards project profitability by controlling risks, managing variations, aligning billing with accomplishments, and maintaining disciplined documentation throughout the project lifecycle.


KEY RESPONSIBILITIES

Review contract documents, scope of work, drawings, and commercial terms upon project award.

Conduct project kick-off meetings to align Sales, Compliance, Procurement, Warehouse, Installation, and T&C teams.

Develop and implement a Project Execution Plan including: Timeline & key milestones, Manpower & resource allocation, Site readiness checklist, Risk identification & mitigation plan.

Ensure proper and complete handover from Sales to Operations.

Establish and monitor project schedules aligned with contractual milestones.

Track progress against baseline plans.

Identify schedule risks, delays, and bottlenecks early.

Implement corrective or recovery plans as needed.

Escalate critical issues that may impact delivery commitments.

Monitor billing milestones and ensure timely submission of progress billings.

Align physical accomplishment with billing status to protect company cash flow.

Identify, document, and secure approval for variation works prior to execution.

Protect the company from scope creep, contractual disputes, and unpaid additional works.

Coordinate closely with accounting to monitor collections and aging receivables.

Monitor project expenses against approved budgets.

Review and validate manpower and material deployment.

Identify potential cost overruns and recommend corrective actions.

Ensure requisitions are properly justified and aligned with approved scope.

Lead coordination among Installation Teams, T&C Teams, Compliance, Subcontractors, Consultants, General Contractors, and Clients.

Review technical drawings and submissions to ensure alignment with approved scope.

Ensure readiness for Testing & Commissioning.

Oversee punch listing, rectification, and final inspection processes.

Ensure compliance with safety standards and regulatory requirements.

Coordinate permit processing and inspections with the Compliance team.

Ensure complete and accurate turnover documentation prior to project closure.

Submit regular project status reports covering - Schedule performance, Commercial& billing status, Risk assessment, and Collection updates.

Maintain complete documentation for - Variation orders, Site instructions, Client correspondence, Inspection approvals

Ensure audit-ready documentation at all stages.

Lead and guide project teams toward disciplined execution.

Foster accountability and structured communication.

Support knowledge sharing and continuous improvement initiatives.


AUTHORITY & LIMITATIONS

Coordinate internal and external project stakeholders

Recommend commercial, technical, and schedule decisions

Escalate contractual risks and payment concerns

Cannot approve contract amendments, pricing changes, or variation execution without proper management approval

Cannot authorize unapproved additional works
