Description
1. Property Operations & Maintenance
  • Supervise day-to-day property operations including building maintenance, utilities, and cleanliness.
  • Coordinate with maintenance staff, contractors, and service providers for repairs and improvements.
  • Implement and monitor preventive maintenance programs for all facilities.
  • Ensure compliance with safety, sanitation, and waste management standards.


2. Tenant Relations
  • Serve as the primary point of contact for tenants.
  • Handle tenant inquiries, requests, and complaints promptly and professionally.
  • Prepare and process lease agreements, renewals, and terminations.
  • Conduct regular property inspections and ensure lease compliance.


3. Leasing & Occupancy
  • Oversee property advertising and promotion in coordination with the Marketing Department.
  • Manage tenant move-ins and move-outs efficiently.
  • Ensure maximum occupancy through effective marketing and retention strategies.
  • Prepare and maintain leasing records and reports.


4. Financial Management
  • Prepare annual budgets and monitor operating expenses.
  • Oversee rent collection, deposit handling, and issuance of receipts.
  • Maintain accurate records of payments, arrears, and financial transactions.
  • Recommend and implement cost-saving and revenue-enhancing measures.


5. Administrative & Reporting
  • Prepare monthly reports on occupancy, maintenance, and income performance.
  • Maintain organized records of tenant files, permits, and property documents.
  • Assist management in property development planning and compliance documentation.
  • Enforce company policies, house rules, and government regulations.


Qualifications:
  • Bachelors degree in Civil Engineering, Real Estate Management, Business Administration, Property Management, or related field.
  • At least 23 years of experience in property management, leasing, or real estate operations.
  • Strong leadership, communication, and interpersonal skills.
  • Knowledgeable in building maintenance, tenant laws, and leasing procedures.
  • Proficient in MS Office applications and property management software.
  • Highly organized, detail-oriented, and customer-focused.
