Accounting Supervisor, Davao del Sur

JOB DESCRIPTION:

• Oversee the preparation of monthly, quarterly, and annual financial statements.
• Ensure the accuracy and completeness of general ledger entries.
• Review journal entries, account reconciliations, and financial schedules.
• Monitor revenue and expense posting related to property sales, leasing, commissions, and property management.
• Supervise AP/AR processes, ensuring timely invoicing and payment.
• Review supplier invoices, contractors billing, and client payment schedules.
• Oversee collections of accounts receivable, including buyer payments, leases, and service fees.
• Validate project costing, land acquisition costs, construction expenses, and capitalization of assets.
• Monitor sales bookings, commission payouts, and contract-to-cash processes.
• Monitor budget variances and provide analysis to management.
• Ensure adherence to accounting standards, internal controls, and company policies.
• Support compliance with tax reporting, including real property tax, VAT, withholding taxes, and other regulatory filings.
• Supervise and mentor accounting staff.
• Review outputs, provide training, and ensure team productivity and accuracy.
• Implement process improvements to enhance efficiency of accounting operations.

QUALIFICATIONS:

• Bachelors degree in Accountancy;
• Must be a Certified Public Accountant (CPA);
• With at least 35 years of experience in accounting, with 12 years in a supervisory role;
• Experience in the real estate or construction industry is highly preferred;
• Strong knowledge of accounting standards and financial reporting;
• Experience in real estate accounting processes (project costing, sales recognition, leasing, commissions, etc.);
• Proficiency in accounting software (e.g., SAP, Real Estate ERP systems);
• Advanced Excel skills (pivot tables, financial modeling, reconciliations);
• Strong analytical and problem-solving skills;
• Strong sense of integrity and professionalism;
• With excellent communication skills.
