Property Manager, Davao del Sur

We are seeking a highly organized and experienced Property Manager to join our team. In this role, you will be responsible for the overall management and maintenance of a portfolio of residential or commercial properties. You will oversee all aspects of property operations, ensuring tenant satisfaction and maximizing property value.

Responsibilities:

Tenant Relations:

• Process rental applications and conduct tenant screenings.
• Lease negotiations and renewals.
• Address tenant concerns and resolve maintenance issues promptly.
• Conduct regular property inspections.
• Handle tenant move-ins and move-outs.
• Ensure compliance with all applicable tenant laws and regulations.

Property Maintenance:

• Oversee property maintenance and repairs, including coordinating with contractors and vendors.
• Manage property budgets and ensure cost-effectiveness.
• Conduct regular property inspections to identify and address maintenance needs.
• Supervise and direct maintenance staff (if applicable).

Financial Management:

• Collect rent payments and ensure timely rent collection.
• Prepare and manage property budgets.
• Track and analyze property expenses.
• Prepare financial reports for property owners.

Administrative Tasks:

• Maintain accurate property records, including tenant files, lease agreements, and maintenance records.
• Respond to inquiries from property owners and tenants.
• Prepare and submit necessary reports to regulatory agencies.
