Job Purpose


The Building and Sales Manager serves as the primary focal person for tenants, ensuring their comfort, convenience, and safety while managing building resources efficiently. This leadership role combines proactive facility management, strategic tenant acquisition and retention, and accurate administrative oversight to maintain optimal building operations and high tenant satisfaction.


Responsibilities:


1. Sales & Tenant Acquisition
  • Drive occupancy rates and maintain a strong pipeline of potential tenants through effective marketing and communication.
  • Assist in the development, organization, and execution of marketing materials and sales strategies.
  • Meet and communicate daily with potential tenants to promote building spaces and provide necessary information and documentation.


2. Facility Operations & Maintenance Management
  • Ensure the physical building is safe, clean, and functioning efficiently while building strong tenant relationships.
  • Conduct weekly periodic inspections to ensure all areas remain neat, orderly, clean, safe, and in efficiently operating condition.
  • Coordinate daily with maintenance personnel for the regular upkeep of general equipment supporting building administration.
  • Provide proactive recommendations and suggestions to management regarding matters affecting building administration and utilities.
  • Conduct client visits and meetings to maintain good working relationships and proactively attend to clients' needs.
3. Financial Administration & Billing
  • Guarantee the accurate and timely processing of tenant billing, collections, and supplier invoices.
  • Handle daily calls, collect deposits, and prepare monthly billing statements for tenants, including accurate computations for utilities, rebates, and discounts.
  • Receive all invoices and bills from suppliers and contractors, forwarding them promptly to the supervisor for approval.
4. Regulatory Compliance & Record Keeping
  • Protect the companys legal and operational standing through meticulous documentation.
  • Safeguard and maintain daily records of all regulatory requirements, work contracts, and other critical files.


Internal & External Linkages


To successfully execute these duties, the Manager will consistently collaborate with:

  • All concerned personnel, specifically the CVGH Administrative Office, IT Department, Purchasing Department, Property Section, and Maintenance Department.
  • All concerned personnel, including external Suppliers and specific Contractors

Education

Graduate of any four-year course.

Experience

At least 14 years of demonstrated experience in Building Administration, Sales, & Marketing.

Strong capability in Teamwork, Time Management, and both Written and Verbal Communication.
